Read quantities, allowances, access costs and changes without treating a headline total as the whole scope.

Define the work before comparing its cost

A repair price has meaning only when the work is defined. Identify the roof area, defect or junction included, the proposed material and the connection to surrounding roofing. Ask whether the proposal is temporary protection, a targeted repair or a larger renewal. These options can serve different purposes even when all are described casually as fixing a leak.

The written scope should show what the provider will remove, retain and reinstate at a useful level of detail. An owner does not need installation instructions, but does need to know what result is being bought. If the proposal simply says roof repair, ask for enough detail that another professional can understand the boundary without relying on the original salesperson’s explanation.

Separate measured quantities from allowances

For each quantity, note the unit and basis. Linear length of a junction is different from surface area of roofing; material order quantity may include overlaps and waste. A dimension derived from an image or aerial report needs its source and limitations. Do not calculate a roof order from a room’s floor dimensions or assume a photo supplies a dependable scale.

Allowances can be useful when a concealed condition cannot be confirmed before opening an area. The quote should make the uncertainty explicit and explain how the final quantity will be evidenced. Ask whether an allowance is included in the headline total, what happens if it is unused and how work beyond it will be authorized. Do not let a provisional line appear to be a fixed promise.

Read access, protection and cleanup

A small defect can still require careful access and protection of the property. Ask what the quote includes for getting to the work, protecting the surrounding area and removing waste. This is not an invitation to decide the worker’s safety method yourself. It is a way to understand why the same-looking repair may have a different scope at two houses.

Clarify who will protect vulnerable surfaces and what cleanup includes. Keep neighbour access permissions and any separately agreed work distinct from the roof repair price. If an access assumption changes after inspection, ask for the proposed scope and cost change in writing rather than accepting an unexplained addition on the final invoice.

Reconcile the numbers without inventing a market rate

A general warning that anything could happen is not a substitute for a clear change process.

At completion, compare the invoice with the agreed scope and approved changes. Keep completion photos, the final work description and any warranty documents. Record unresolved questions rather than assuming a final payment proves every issue has been settled.
