Roof repair appraisal

A roof inspection report you can actually question

Understand the observations, photographs, uncertainty and repair options that belong in a written residential roof appraisal.

Start with the question the inspection must answer

A useful roof appraisal begins with your concern: water appeared beside an upstairs window after wind-driven rain; a shingle was found in the garden; or a previous repair has started leaking again. Ask the inspector to repeat that question in the report. A generic description of an ageing roof may be accurate but still fail to explain the problem you asked them to investigate. Keep the original enquiry with the finished report so the two can be compared.

Record the inspection date, assessor and company, property type, weather and inspection method. Ask whether the assessment covered the whole roof or one reported fault. A roof viewed from the pavement, photographed remotely and examined at close range represents three different levels of access. None should be described as a complete examination of concealed construction. The report should identify what could not be checked and why.

Keep observation, interpretation and recommendation separate

An observation describes what the assessor actually saw. An interpretation explains what that finding might mean. A recommendation proposes the next action. Request separate wording for each. For example, a photographed defect beside a roof penetration may support investigating that junction, but the photograph alone does not establish the route of every drop appearing indoors. The written reasoning should connect the evidence to the proposed repair without pretending uncertainty has disappeared.

Ask each finding to have a simple reference number, location and photograph. If a statement uses words such as widespread, failed or urgent, ask what establishes that description. Does it refer to several documented locations, a particular material condition or a consequence that needs prompt attention? You are asking for an explanation, not demanding that every problem be cheaply repairable.

Make the repair decision visible

The appraisal should discuss a local repair when one is technically suitable, describe its limits and explain what it would leave unchanged. If the assessor recommends replacement, request the evidence that makes a smaller repair unsuitable or poor value. A repair-first approach means investigating repair fairly; it does not mean repeatedly patching a roof that cannot reasonably support another repair.

A useful options page sets out the purpose of each option, its area of work, expected disruption, exclusions and remaining uncertainty. Temporary protection should be labelled temporary. Investigation that requires opening a small area should be a separate proposed step with an approval process. Do not let an exploratory visit quietly turn into permission for unrestricted work.

Ask about timing without accepting pressure

Ask the assessor to explain whether action is needed immediately, soon, or as planned maintenance, and what could happen while you wait. An active hazard requires an appropriate urgent response, but a sales deadline is not evidence of a building hazard. Record the stated reason for urgency beside the finding. Where the situation is stable, a report you can retain gives you the opportunity to seek another assessment.

Ontario’s roofer guidance specifically encourages homeowners to ask for photographic proof when a contractor reports damage. Keep those photographs with the appraisal rather than accepting a brief view on someone else’s phone. The inspector should also state when a different professional, such as a structural specialist, is needed instead of offering an unsupported conclusion outside the assessment.

Use a written review before authorizing work

Read the appraisal alongside the proposed price. Check whether every paid item relates to an identified finding, an agreed preventive measure or an explicitly optional improvement. Ask about anything that appears in the quote but nowhere in the report. Conversely, ask why a reported defect has no proposed action. A short written response can resolve this more reliably than trying to remember a rushed conversation.

It cannot certify the roof, verify unseen measurements or decide whether the inspector physically examined an area. Remove personal identifiers before sharing documents externally, and have the assessor answer substantive questions in writing.

Ask whether the appraisal fee purchases only the visit or also the written report, pictures and follow-up clarification. Confirm when the documents will be delivered. Having this agreed before the appointment prevents a useful inspection from ending with only an undocumented verbal recommendation.
